Executive Summary

Portview’s delivery of EPL club Fulham FC’s new “Fulham Pier” development sets a new benchmark for fit-out excellence in complex, multi-use venues.

Appointed as main contractor, Portview was responsible for delivering over 110,000 ft2 of highly diverse, high-specification environments, ranging from public concourses and premium hospitality to a boutique hotel, spa, members’ club, and a fully flexible entertainment venue. Each space demanded a different level of finish, technical integration, and operational performance, all within a live stadium environment.

What distinguishes Portview’s achievement is the ability to deliver consistency and quality across this complexity. The project required the coordination of multiple design concepts, specialist contractors, and advanced systems, including large-scale AV and IPTV integration. Portview ensured that all elements were seamlessly delivered as a cohesive, high-performing venue.

Crucially, the fit-out underpins the venue’s success as a true 365-day destination, setting a new precedent for how sports venues can operate. Spaces are designed to support seamless dual-mode use, enabling rapid transitions between game day intensity and everyday experiences without compromise. This level of flexibility is rarely achieved at this scale and drives increased utilisation, diversified revenue streams, and a significantly elevated guest experience.

Portview’s approach combined technical expertise, precision delivery, and collaborative working to realise an ambitious vision at scale. The result is not only a landmark venue, but a proof point for how a world-class fit-out can unlock long-term commercial and operational success.

Detailed Nomination

Fulham Pier at Fulham FC represents one of the most ambitious stadium projects ever seen. Delivered by Portview as main contractor for the fit-out, the project revolutionizes the view of a traditional soccer stand as a fully integrated, year-round venue.

Spanning over 110,000 ft2, the development brings together a diverse mix of uses, including premium hospitality, public food and beverage, a flexible entertainment venue, a members’ club, boutique hotel and spa. These elements are unified within a single operational ecosystem, designed to function seamlessly across both gameday and “everyday” scenarios.

The project was delivered within a live stadium environment, requiring exceptionally careful planning, coordination, and execution. Portview managed multiple concurrent workstreams, integrating complex building services, AV systems, and bespoke finishes while maintaining programme certainty and quality. The result is a high-performing venue that balances scale, complexity, and operational efficiency.

Innovation & Impact

The innovation of Fulham Pier lies in how the fit-out enables a fundamentally new type of venue, one that operates with equal success on gamedays and non-gamedays.

At basement level, the Orange Box entertainment venue exemplifies this approach. Designed as a fully flexible space, it incorporates retractable seating, a 35ft LED wall, and production-grade sound and lighting. Portview delivered a technically demanding environment capable of transforming from a sports bar into a theatre, concert venue, or conference space, supported by integrated back-of-house and performer access.

At ground level, the Riverside Market and boardwalk required a different type of precision. This space functions as both a high-capacity concourse for up to 5,000 spectators and a public-facing riverside destination. Portview delivered robust, high-quality finishes and integrated services that support heavy gameday use while maintaining the character and openness required for daily public access.

Across Levels 1 and 2, the challenge shifted to premium hospitality. Brasserie Constance and Water’s Edge restaurants demanded high-end finishes, bespoke joinery, and coordination with specialist designers and operators. Similarly, the Markers lounges were constructed to allow subdivision and reconfiguration, with concealed bars and services enabling seamless transitions between event formats.

Across Levels 3, 4 and 5, Lighthouse Social introduces the first ever private members’ club within a sports property. These spaces required a more residential, detail-driven approach to delivery. Portview executed intricate finishes, bespoke joinery, and complex service integration across multiple floors, maintaining a consistently high standard of quality throughout. The result is a refined, multi-functional environment that seamlessly supports dining, leisure, and wellness experiences within a cohesive and highly crafted setting.

A defining aspect of the project is the integration of technology. Approximately 135 displays, 16 LED screens, and two large-scale video walls were installed across the venue. These systems are fully embedded within the architecture, often concealed within joinery or designed to display artwork when not in use. This allows the venue to shift from high-energy gameday environments to more refined, hospitality-led experiences without visual compromise.

Results & Success Metrics

Fulham Pier is designed to maximise utilisation, and early performance demonstrates the success of this approach.

The venue operates as a true 365-day destination, supporting a wide range of uses including gameday hospitality, corporate events, private functions, dining, leisure, and overnight stays. This diversification significantly enhances revenue potential compared to a traditional stadium model.

The flexibility delivered through the fit-out enables rapid reconfiguration of spaces, allowing multiple events to take place simultaneously across the venue. The Orange Box alone supports theatre, conference, and entertainment formats, while the Markers lounges accommodate both gameday and corporate functions.

Guest experience has been elevated through the quality and variety of environments. Visitors can move seamlessly from public concourse spaces to premium dining, private lounges, and members’ areas, supported by intuitive circulation and consistent design quality.

Operationally, the venue performs efficiently at scale. Back-of-house planning, service routes, and infrastructure integration allow for smooth transitions between different modes of operation. High-durability materials and robust construction ensure long-term performance under intensive use.

From a delivery perspective, Portview successfully coordinated a large and complex supply chain, working with over 50 consultants and specialist contractors, materials sourced from 5 continents, over 1,500 samples, and 11,370 drawings! The project was completed to a high standard of finish across all areas, maintaining consistency despite the diversity of spaces and design inputs.

Industry Influence

Fulham Pier demonstrates how the role of fit-out has evolved from execution to enabler of long-term venue performance.

This project sets a new benchmark for stadium developments by proving that multi-use, mixed-programme venues can be delivered successfully within existing sporting infrastructure. It highlights the importance of flexibility, not as an add-on, but as a fundamental principle embedded during construction.

Portview’s delivery shows how complex hospitality, leisure, and entertainment environments can be integrated within a single venue while maintaining clarity, quality, and operational efficiency. The coordination of technology, services, and finishes provides a model for future projects seeking to balance experience with functionality.

The project also reinforces the importance of collaboration. Working alongside Stuart Forbes Associates and a wide consultant team, Portview ensured that design intent was realised without compromise, translating ambitious concepts into fully operational spaces.

Fulham Pier is now widely recognised as a blueprint for future stadium and mixed-use developments. It demonstrates that with the right delivery approach, venues can become year-round destinations that serve both commercial objectives and wider community engagement.
