Executive Summary

Kaseya Center has redefined what premium hospitality can look and feel like within an existing arena. Kaseya Center’s resident team, the Miami HEAT, has taken a more intentional route, investing more than $60 million in multi-year, phased renovations that elevate both infrastructure and experience. The 2025 $14-million suite level transformation stands as the clearest expression of that vision, shifting premium spaces from traditional viewing areas into immersive, design-driven environments.

Led by the internationally renowned architect group, Populous, and locally influenced design group, EoA, the arena unveiled a level of craftsmanship and cohesion rarely seen in sports venues. Every detail from custom stonework to lighting and layout was carefully considered to create suites that feel distinctly Miami. Kaseya Center suites present like private clubs, not just seats to a game. This approach elevates the guest experience beyond proximity to the action, prioritizing atmosphere, comfort, and personalization.

What makes this project especially deserving is its balance of ambition and practicality. The phased renovation plan has allowed the venue to continuously evolve without disrupting operations, offering a scalable model for other arenas facing similar challenges.
The redesign reflects Miami itself: vibrant, global, and sophisticated. Kaseya Center delivers an experience that feels both exclusive and authentic. It sets a new benchmark for how legacy venues can adapt, compete, and lead, making it a standout in the premium hospitality space.

Detailed Nomination

The 2025 renovation of Kaseya Center marks the latest chapter in the Miami HEAT’s ongoing commitment to keeping its home not only competitive, but culturally relevant in an ever-evolving sports and entertainment landscape. Since opening in 1999, the arena has served as a cornerstone of Miami’s live event scene hosting championship basketball, global tours, and marquee cultural moments. Rather than relying on legacy status, the Arison family ownership group has consistently reinvested in the building to ensure it evolves alongside the city it represents.

That philosophy has taken shape through more than $60 million in recent upgrades, including a sweeping $50 million transformation completed across 2023 and 2024. Those improvements modernized the arena’s core infrastructure, from a new iconic scoreboard and enhanced sound system to upgraded lighting and premium seating. The 2025 renovation builds on that foundation with a more targeted, design-forward approach that shifts the focus from infrastructure to experience.

With a $14 million investment, the second phase of a three-part modernization plan reimagined the suite level in its entirety. In collaboration with global architecture firm Populous and interior designers at EoA Group, 20 suites and 52 loges were transformed from traditional viewing spaces into refined, immersive environments. Every detail was reconsidered from entryways and flooring to lighting, millwork, and HVAC systems, creating spaces that feel intentional, cohesive, and distinctly modern.

What emerges is not simply a renovation, but a redefinition of premium hospitality. The project stands apart in its ability to blend architectural precision with sensory experience, creating an atmosphere that feels as elevated as it is effortless. Central to that transformation is the level of craftsmanship embedded throughout. Through a partnership with Armina Stone, each suite and loge features custom-fabricated stonework, intricate tile detailing, and layered materiality that adds both texture and permanence.

Equally impactful is the way the suites themselves have been designed to function. No longer just places to watch a game, they now operate as private, self-contained environments that emulate 20 individual, exclusive clubs. Staffed with a full-time bartender and premium catering services, experience becomes less about observation and more about immersion, where the setting is as memorable as the event unfolding beyond it.

The success of this transformation is reflected not only in design, but in measurable business and brand results. For the 2025–26 season, new Suites and Loges business generated more than $2.2 million in revenue while premium food and beverage offerings generated more than $5 million. Just as significant, renewal rates exceeded 90%, totaling more than $2.1 million in retained revenue, reinforcing the strength of client relationships, the elevated experience delivered, and signaling strong market demand for a reimagined premium product.

Resonating on a national scale, the renovations garnered multiple media placements that reached a combined audience of 28.3 million and generated $53,200 in earned media value. Together, these results validate the vision behind the renovation, where thoughtful design, operational excellence, and strategic storytelling converge to create not only a best-in-class hospitality offering, but one that drives both sustained revenue and cultural relevance. This $14 million investment marks the latest contribution from the Arison family, which has invested more than $100 million in renovations since 2023.
